Our Villas

Aroha Retirement Village features nine thoughtfully designed Villas, including:
  • Seven one-bedroom Villas
  • Two two-bedroom Villas
Each Villa is designed for ease of living, with warm, modern interiors and access to shared green spaces and community facilities.
Entry Price & Agreement
  • Entry Price Range: $350,000 – $500,000
  • Residents enter under an Occupation Right Agreement (ORA), providing security of tenure without property ownership.
  • A 20% Deferred Management Fee (DMF) applies, deducted upon exit from the Village.
